1 Preparatory work
Make sure you prepare your total budget including additional costs of about 15% so that you are well prepared. If you need a mortgage we can assist you with this. We have direct contact with several Spanish banks.

2 You have found your dream home
Once you have decided to purchase a particular property, we will make sure that the reservation contract is arranged as soon as possible. At this point there is a reservation amount to be paid which is normally between €3,000 and €6,000.

3 The purchase contract
After about 2 to 4 weeks, the purchase contract will have been drawn up. This will show the exact dates of the payment terms. At this time, the first down payment will need to be made. You can choose to give a lawyer (for example) a power of attorney so that you do not have to be present at the signing of the contract.

4 Checking the property
Before we go to the notary, the house will be checked on several points. How is the finish? Does everything work? Do things need to be replaced? We will assist you in this and together we will make a list of points of improvement.

5 Signing the deed
You, or the person you have authorised, will go to the notary where we, (possibly) a lawyer and the project developer will be present. The key will be handed over and after signing the deed you will be the legal owner of the property.

6 Aftersales
When you buy a new property, you will most likely need furniture, contracts for internet, gas, water, electricity and/or insurance. Don't worry, we will help you with these!
Usually, our foreign clients don't have time to complete all these steps while they are here, so we recommend making a power of attorney for our lawyers so they can do most of the paperwork on your behalf.

1 Accepted Offer
When your offer is accepted, you will need to arrange the paperwork with the bank, seller and notary.
Together with you we will set up a plan for this.
We have direct contact with Spanish banks and can help you advise and apply for a mortgage here.

2 Preparations
Obtain Spanish id number (NIE) Open a Spanish bank account
Establish contact with a solicitor who will deal with all the legal questions and paperwork Make sure you prepare your total budget and do a financial overview for all costs
We do the background check at the town hall and make sure the property is safe to buy. Make sure you have made total budget of the total cost before placing your bid.

3 Signing sales contract
At this stage you will be asked to pay the reservation fee. Normally this is between 3.000€ – 6.000€ or 10 % of the total amount. We will advise you for this at the time

4 Signing the deeds
We, or the one who has your power of attorney will go to the Notary o sign the final deeds and get your keys. On this date you will be required to pay the outstanding amount.

5 Moving into your new home
When buying a new property, you will need furniture, contracts for internet, water, gas or electricity.

Normally our foreign clients don’t have time for completing all these steps while they are here, so we recommend all clients make a power of attorney for our Solicitors so they can do the majority of the paperwork on your behalf.

Book a free valuation

We publish the listing on the largest portals in 4 different countries
Together we will go and have a proper look at your property. If you are not present, we will prepare the house for you and make sure it is all set and ready for sale. Our professional photographers know exactly how to make your house shine.

We are always at your service and ready to give potential buyers a guided tour and tailor-made treatment. We will keep you posted on every step of the way towards a proper offer. We know how important it is for you to be part of this entire process.

Now, the first offer just pinged our inbox. Then what?
We will review the offer carefully together with you. On your behalf we negotiate with the buyer. We have years of negotiation experience and know the market inside out. Together we move forward in order to close the best possible deal for your house.

When you have accepted an offer we handle the paperwork process.
Sit back and relax while we pay attention to all the details. First thing first: the reservation contract. The agreement gives the buyer the right to reserve your property for a certain fee. This is normal practice when selling and buying in Spain.

With the reservation agreement signed, next step is the sales contract.
Leave it with us, we know how. The document will contain all the relevant details such as a description of the property, the purchase price, payment structure and completion date. This to be signed by you and the buyer. We represent you and will take everything we can off your shoulders.

Together we plan for a notary date.
This is when you meet with the buyer at the notary office to get the deed translated and all details verified. This includes community certificates showing that fees are paid up to date; including electricity and water. When the deed is signed and all set, you hand over the keys to the buyer and the sale is completed.
